Construction of the first stage of the Forest complex, one of the most environmentally friendly office projects in Poland, has been completed. The investor of the Forest complex under construction on Burakowska Street in Warsaw has announced the completion of the first stage of construction. The information also shows that the structure of the skyscraper next door has just reached its target height of 120 meters. The Forest complex is an investment focused on ecology and employee welfare. The solutions used, such as energy-efficient lighting, elevators, air conditioning and heating, are conducive to reducing the carbon footprint. The rooftop will feature areas for growing herbs and vegetables, bird and insect sanctuaries and outdoor gyms. The irregular facade elements will be covered with shades of brown to mimic tree bark, and the public courtyard will be planted with trees and shrubs. The Forest complex will offer a total of about 78,000 sqm of leasable space. The office buildings will serve both larger and smaller businesses. Among others, Leroy Merlin, which has leased more than 12,000 sqm of space, will have its headquarters there.
An office building with an unusual shape will be built in Rzeszow's inner city. Corner Point is scheduled for completion in late 2022 or early 2023. The building will attract attention with its unusual shape of the block. This is because in order to improve acoustic comfort, a characteristic arched outline of the walls has been used. MWM Architekci is responsible for the architectural design of the office building. Corner Point will provide tenants with a two-level underground garage. As announced by the investor, Lemax, the office building will be completed in late 2022/early 2023.
Construction work on an underpass linking Warsaw's Skysawa complex to an underpass station has been completed. The tunnel is expected to be put into operation along with the first building of the complex. Work on the construction of the underpass began in June 2020. In the following months, a palisade was constructed to secure the excavation where the ceiling of the link was created. After the excavation was backfilled, further activities were carried out underground. According to information provided by the project developer, the construction work has been completed and it will soon be possible to see the result. The tunnel will connect the complex with the Rondo ONZ subway station. The passage is expected to house stores and retail and service outlets. Skysawa will be one of the few facilities of its kind in Warsaw that will offer the opportunity to walk to the subway station without going outside. Located on Świętokrzyska Street in Warsaw, the Skysawa Complex is expected to offer its tenants 34,550 sqm of space. The first building, including the transition to the subway, is expected to be completed in the third quarter of this year.
Imnofinanz Group has sold four Warsaw office buildings. The purchaser of the buildings is the Hungarian Indotek Group. The office buildings purchased by the Indotek Group are Bokserska Office Center and Cybernetyki Office Center located in Mokotow, Taifun located at 183 Jutrzenki Street, and Brama Zachodnia located at 92 Jerozolimskie Avenue. The total area of the sold office buildings is almost 45,000 sq m, and their average commercialization rate was 80 percent at the end of 2020. The previous owner of the buildings was Imnofinanz Group. The value of the transaction was €72.5 million.
