Insurance company Pramerica Życie TUiR SA has become a new tenant in the Equator IV office building, with the official move expected to take place this December. The company is currently changing ownership from KNF to Unum Group-an expert in financial protection in the UK and the US. The building is Karimpol Group's fourth development in the Equator Office Park complex and offers nearly 35,000 square meters of space, of which 20,000 square meters is office space. The first floor includes retail and service establishments and a Zdrofit fitness club. Tenants include Colian, a confectionery and culinary company, as well as technology industry leader Linux Polska. The building has 226 parking spaces, spread over 4 floors of parking garage, 78 bicycle racks and locker rooms with showers. Equator IV enjoys a BREEAM certificate at the Very Good level, and in addition, the building is adapted to the needs of the disabled. The location and friendly business environment are the main assets that set the complex apart from the local infrastructure.
Assa Abloy, which operates as an expert in electromechanical security, has moved into the Cherry Business Park office building and will occupy 1,350 square meters of space. The building features a friendly working environment and high quality office space. Cromwell, which is the manager of the development, aims to enrich both ancillary service offerings and local infrastructure as much as possible. To this end, the building underwent a major renovation in 2017 to maximize the usability of common spaces. As a break from work, tenants can enjoy the 2.5-acre garden, where they will find a relaxation zone. Wiśniowy Business Park also attracts attention for its location-it is located on Żwirki i Wigury Avenue, which connects the center of Warsaw with Chopin Airport. Most of the buildings in the complex have been certified by BREEAM In-Use with a "Very Good" rating.
LC Corp SA's investment is the innovative Wola Retro office complex, which is located next to the Plocka subway station under construction. It consists of a revitalized historic building and two high-rise buildings, constructed to the highest Class A standard. Most of the office space has already been commercialized, so only 12,000 square meters of space will be available to new tenants. Wola Retro is an attractive location with quick access due to its location on the main arteries of the city. A subway station will be a huge advantage, but the architectural design of the building, drawn up by the APA Kurylowicz & Associates studio, is also noteworthy. LC Corp SA, which owns the building, has investments in six of Poland's largest cities, and the Warsaw complex is expected to be one of the most desirable.
Real estate development company S+B Gruppe has acquired Jablonowski Palace from the Commerz Real Fund. The complex consists of office buildings with a total area of 17,000 square meters, and over a period of about 60 years the building underwent three reconstructions, following extensive fire and warfare. The last modernization was completed in 1997, and to this day the building still attracts attention with its original and classic architecture. Its location in the historic center of Warsaw and the fact that mBank is headquartered there testify to the timelessness of the old building. This proves that places like Jablonowski Palace, despite their years, can still compete for institutional capital.
The Tides will soon be fully commercialized. MsMermaid Conference Center has increased its occupied space to as much as 3,200 square meters. The new center will be operational as of October 2018, and up to a thousand people will be able to attend events and various conventions. The building is made in A+ class condition, and the scenery around it and the fact that it is located in the center of the city make a strong argument to move there.
Atrium Tower is an office building that was added to the real estate portfolio of VIG FUND of Vienna Insurance Group AG Wiener Versicherung Gruppe in August 2018. The building was completed in 1997, and four years later it changed hands to AEW Europe. Now that the Polish office market has developed significantly, Atrium Tower has become a valuable investment product, as evidenced by the fact that it has achieved nearly 100 percent occupancy for the past 17 years. For a new owner, the building is an investment with steady income generated by local, but also foreign tenants. This is mainly due to its excellent location and the upgrades it has undergone, which have reflected positively on the building's reputation.
Krakow Business Park is a prosperous office complex that consists of four Class A buildings with a total area of 50,000 square meters. It is located near Krakow-Balice Airport, where it takes 15 minutes to travel by train. In addition to plans for a modern train station, the new owners intend to expand the local infrastructure, creating green parks, sports fields, retail space, and will also take care of a wide range of food and beverage services. A lot of measures are being taken to ensure that the investment gets a good return, due to the fact that more and more international companies are flocking to Krakow. It is the second best location in Europe and eighth in the world for companies in the BPO and SSC sectors, which testifies to the extremely strong and stable position of this city in the global services market.
Contracts have been extended in Warsaw's New City. Europejskie Centrum Inwestycyjne SA, which has been present on the Polish market since 1996, will remain in the office building for the next two years, and is involved in the development of luxury office, logistics bases and residential projects. Meanwhile, the other tenant, Hapag-Lloyd Polska Sp. z o.o., which specializes in shipping containers by sea, has decided to continue working with the building's owners for three years. New City is divided into two buildings, together offering 44 thousand square meters of office space. High-standard spaces and a convenient location - thanks to these decisive factors, more and more companies are expected to spread their wings right in the center of Mokotow's business district.
Moniuszki 1A underwent a major renovation in 2014. After upgrading the finishing materials and technical and plumbing elements, the building attracted so many tenants that in time it was fully commercialized. However, for the time being, due to the management of the building by the consulting firm NAI Estate Fellows, the office building is back on the market with a new commercialization cycle, which will allow tenants to sign a contract "right away". The office space has been made to the BREEAM Very Good certification standard and will soon attract interest from companies looking for space in downtown Warsaw. The building's success is also evidenced by relatively low rents for the location, but also by its extensive food and beverage services.
