The Monopolis multifunctional project in Lodz has become the headquarters of Swiss chemical company Clariant, where their Shared Services Center will be located. It will handle customer and business partner services in the areas of purchasing, logistics and finance. The office, under construction in a post-industrial building, is expected to employ more than 300 people. The Monopolis complex will offer primarily office space, but also cafes, restaurants and a theater. The general contractor for the project is Budimex, and the developer's work will be completed in 2020. The total area of the office buildings will be more than 24,000 square meters. JLL, an exclusive agent, is responsible for the commercialization.
The first phase of commercialization of Business Garden Poznań has just been completed. The new tenants, and there are three of them, will occupy nearly 3,000 square meters of office space. The complex is owned by Vastint Poland, which ultimately intends to erect nine modern buildings with a total area of 88,000 square meters. The investment is located near Marcelin, Kolorowa, Pastelowa and Bulgarska streets in Poznan's Marcelin. The office buildings will meet LEED certification at the Platinum level.
Continental has become a new tenant of Warsaw's Business Garden, where it will occupy 1,566 square meters of space. The company is a global tire manufacturer, but also provides solutions to customers in the automotive industry. The office complex has seven buildings with a total floor area of 90,000 square meters. Continental Opony Polska employees will move into the new office in autumn 2018. The area includes a hotel, conference center and fitness club. Business Garden Warsaw has received LEED Platinum certification, which means it meets the highest requirements for water and light consumption, but also cares about environmental performance and human health. The complex is owned by Vastint Poland.
The Mennica Legacy Tower complex is already in advanced construction. Work is underway on the construction of the ninth floor, and elements of the glass façade are being installed in the building. Warbud, the investment's general contractor, announces that one floor will be built each week. The lobby in the main tower of the complex and the mezzanine floors on level +4 are already ready, and the entire building will offer 65,630 square meters of rentable space. The developers have planned the building in accordance with the requirements of the BREEAM green certificate at the "Outstanding" level. The architectural design itself was drawn up by Chicago-based Goettsch Partners studio in cooperation with Epstein office. The complex will be distinguished by a facade system with opening panels, which was developed by Aluprof of Bielsko-Biała. The first tenants will be able to move in in the fall of 2019.
Construction has begun on the first part of the newly constructed Central Point office building in Warsaw. It will last nine months, as the work will be carried out at a level as high as 13.5 meters underground. The modern building will be located at the intersection of Marszałkowska and Świętokrzyska Streets, and since there is a station connecting two subway lines, the developers want to integrate it into the building. Central Point will offer 18,000 square meters of space, with future tenants able to customize between 900 and 990 meters of office space. Academics from Krakow University of Technology, Warsaw University of Technology, ITB and engineering studios BWL and Metroprojekt are involved in the project. The architectural design was done by the Kazimierski and Ryba Design Office and the Paris office of Arquitectonica. The building will be ready for lease by the end of the second quarter of 2020.
The D48 office building, located at the intersection of Domaniewska and Postępu streets, has two new tenants-Awin and mFinanse. The former has leased 385 square meters of office space on the sixth floor, while the latter has taken 285 square meters on the first floor. The building is 83 percent commercialized, and tenants include Smyk, Gemius SA, Intrum Justitia, Legrand Polska, Grupa Wydawnicza Foksal, Warsztat Kulinarny, Iglotex Group, Fortuna online betting and DaftCafe. A total of 480 parking spaces have recently been created around the office building. D48 has also achieved LEED certification at the Gold level, in the LEED® Building Design and Construction: Core and Shell Development category.
A new 480-square-meter eatery will open in the .KTW I office building. It will operate on the first floor of the building and is expected to be divided into two zones-a lunch area and a business area. The first part will offer breakfast and a wide range of desserts and snacks, while the business part will be a comfortable place for formal meetings. The building is located near Spodek, the Silesian Museum and the NOSPR, so the owners are hoping for a lot of traffic from Katowice residents. There will also be periodic events for guests of the premises in the form of tastings, livecooking, seasonal surprises or themed meetings.
Madison International Real Estate Liquidity Fund VI LP has acquired a 50 percent stake in the Warsaw Spire skyscraper. Thus, together with Ghelamco, which owns the investment, it became its equal owner. The acquisition of these shares is one of the largest transactions on the Polish real estate market. The office building offers 64,500 square meters of space on 49 floors, and Samsung, JLL, Mastercard, Shire, The Heart, Daftcode, Panattoni and Ghelamco have their offices there. The 220-meter building is more than 95 percent commercialized.
Cavatina is building a modern office building at 89 Chmielna Street, which is being designed by the Epstein studio. The Warsaw building will offer 25,000 square meters of leasable space in Class A technical standard. The building will have offices spread over eight floors. Work on the foundation slab was completed in June and the first crane will soon be on site. The project will be ready for occupancy in late Q3/early Q4 2019.
Fabryczna Office Park is part of a complex called Fabryczna City, which will serve office, retail and residential functions. The office buildings will offer more than 42,00 square meters of usable space, and in addition, potential tenants will be able to buy an apartment or rent a smaller starter apartment. Consulting firm Cushman & Wakefield will be responsible for the commercialization of the building. The project, which includes the construction of the first building and the underground floors of its successors, will be ready in the first quarter of 2019. Inter-Bud Group is the general contractor, and IMS Asymetria studio is responsible for the architectural design.
