With the expansive growth of Schibsted Tech Poland, their management has decided to lease more than 2,600 square meters of office space in the High5ive building, located near the center of Krakow. The group handles IT projects for companies, and more specifically creates mobile applications, web applications and websites, among others. The move is expected to take place in December 2019, and the office will be located on the 7th and 8th floors. Meanwhile, My Fitness Place will open its club in March 2020, occupying 1,900 square meters of space in Building 4. The complex will be enhanced with a Bike5ive bike point, which promotes health-promoting solutions among local entrepreneurs.
The Spektrum Tower office building has been purchased by Globalworth for €101 million. The building offers 29,500 square meters of Class A technical standard space, and is more than 90 percent commercialized. Its tenants include BuroHappold, Ecovadis, BGŻ BNP Paribas, Westwing and Calzedonia. The director of the seller- Europa Capital, admits that thanks to the general renovation and modernization they have carried out, none of the tenants have left the building. The office building offers one of the largest gyms in Warsaw, City Fit, a medical services center and two restaurants, which is a great convenience for tenants. On the actual handover of Spektrum Tower to its new owner, the selling side was advised by Apleona GVA and Dentons, while the buying side was advised by Linklaters, BuroHappold, Deloitte and CBRE.
Okam's next investment is about to see the light of day. Following an agreement and contract with FineTech Construction, the general contractor will be tasked with completely revitalizing the former factory building at 18 Dowborczyków Street in Lodz. The aim of the project is to create a new workplace, with a total area of 4,000 square meters, where, in line with current trends, it will be possible to rent a coworking-like office. Such spaces will be available on the first floor and can be rented on a monthly subscription basis. It will be possible to hand over the offices to tenants in the first quarter of 2019, although this largely depends on whether contracts with them are finalized.
The Vector + office building will soon enter the decisive phase of construction. The building's investor, Profbud, is following Western trends and their building will be done in an 'urban jungle' style, whose main motif is leaves, flowers and exotic plants. The office space will be conducive to the development of employees, while taking care of their comfort and guaranteeing mental rest. This will include a green terrace overlooking the Warsaw skyline and a yoga zone. The office building will offer 14,000 square meters of office and retail space. In addition, the building will have a locker room with showers for cyclists and a charging station for electric cars. JSK Architekci studio is responsible for the architectural design, and MALBUD1 is the general contractor. Vector + will be open in early 2019.
The newly developed LIXA office complex, located along Kasprzaka Street in Warsaw, is expected to be completed by 2020. The project's investor is Yareal, and the exclusive agent responsible for commercialization is Cushman & Wakefield. The complex will consist of two parts-A and B. The former will offer 22,000 square meters of office space, while the latter will offer 5,900 square meters. The developers also anticipate expanding the site with additional parts, which are expected to offer a total of 37,000 square meters. The architecture of the buildings is reminiscent of pre-war modernism, which makes an interesting combination with the modern surroundings. The development enjoys an international BREEAM certificate at the Excellent level. The first tenant in Building A will be BGŻ BNP Paribas bank.
The Hotel Europejski office building was recently renovated to become the headquarters of the five-star Raffles chain hotel. Its first tenant is Alior Bank, which has taken nearly 450 square meters of office space, located on the penultimate floor of the building. The office premises are located on the top two floors of the building, with a total area of 7,000 square meters. Three conference rooms are located on the first floor of the building, while another part of the building houses an elegant ballroom if larger events are desired. The Europejski Hotel is a Warsaw architectural icon and stands out from the local infrastructure.
Deloitte, a consulting firm, has extended its office lease at Q22 and will thus remain there until 2031. The agreement is the longest ever on the Polish office market. The company currently leases 16,000 square meters of space, but over time it is expected to gradually donate more rooms and eventually occupy nearly 30,000 square meters of space. Q22 is one of the most prestigious office buildings in the Warsaw area. Its location in the center and the edifice's vast office space make it an ideal combination of functionality and comfort. The building was constructed by Kielce-based developer Echo Investment. Its owner is Invesco Real Estate European Fund.
The Agency for the Restructuring and Modernization of Agriculture (ARiMR) has taken 5,000 square meters of space in Krakow's Astris office building. This government institution deals with agricultural and rural development, and its projects are co-financed by the European Union. The building itself offers 13,000 square meters of modern space on eight floors above ground. The general contractor for the office building, on which work proceeded from 2015 to 2017, is Re-Bau. The international consulting and design firm Tebodin Poland controlled the construction of the project. In addition, the developers ensured that the design of the office building took into account the requirements of sustainable construction.
Skanska, which owns Wrocław's Green2Day office building, has decided to sell the building to the Niam fund. The seller was represented by Linklaters advisors, and the buyer by Dentons. The complex offers 18,000 square meters of Class A office space on seven floors. The building has a two-story underground hall where parking is located. The building's Gold LEED certification, which reflects the modernity and eco-friendliness of the development, has attracted the attention of many tenants, with ULTIMO, Tieto and KPMG among them. Green2Day is Skanska's fifth investment in Lower Silesia. Maćków Pracownia Projektowa is responsible for the architectural design.
Liber Finance Group will expand its occupied space in Warsaw's Warsaw Spire office building by as much as three times. The group was previously accommodated in Building C, and will now have a 3,300-square-meter office in the main skyscraper. The agreement was signed for a five-year period. Cushman & Wakefield represented the tenant in the negotiations. Ghelamco Poland's flagship project is attracting interest at home and abroad, as evidenced by the fact that the building is 95 percent commercialized.
