Lodz's Textorial Park II has received a BREEAM certificate at the Excellent level. The office and service complex will be expanded with a new five-story building, with one underground floor that will accommodate 337 vehicles. The old buildings will also be renovated soon and commercial units will be built in their place. Textorial Park is almost 9,000 square meters of public space, which is surrounded by historic sites. Restaurants, stores and rest areas will soon be built next to it. It is worth noting that in addition to its office fucktion, the site is a focal point of the city and public life.
Knight Frank has become the new manager of Wrocław's Retro Office House office building. The building offers 20,700 square meters of leasable space on six floors above ground and is almost fully commercialized. LC Corp Group, which has entrusted the management of its building to an external company for the first time, is confident in the fruitful cooperation with Knight Frank. They want to ensure professionalism and comfort of tenants. Inside the building there are two patios for relaxation. The architectural design is the responsibility of the Kurylowicz & Associates studio, which aims to refer to 20th century Wroclaw architecture. Budimex is the general contractor for the investment. Retail and service spaces are located on the first floor.
Willis Towers Watson, a firm specializing in consulting and risk management, has extended its lease at the Ambassador Office building in Warsaw, thereby expanding its space by one floor. In addition to this global broker, market research firm Ipsos will also stay in the office building for longer. The building, where they will be located, offers modern Class A standard premises with a total area of 15,436 square meters and 1,000 square meters of retail and service space on the first floor. Under the building, 300 vehicle spaces are available in four-story garage halls. Businesses occupy almost 40 percent of the total office space. For tenants, the developers have provided a recreational area on the building's roof.
The first two buildings of the EC Powiśle complex will soon be completed. It will include a retail and restaurant area, as well as a luxury residential development and a 5-star hotel. In connection with the revitalization of the Powiśle Power Plant, the general contractor will use reinforced concrete construction inside the historic buildings. The project is being developed by White Star Real Estate and Tristan Capital Partners. The residential units and retail space will be delivered in the first half of 2019.
The first office building of the Browary Warszawskie development has reached its highest construction point. Its first tenant, L'Oréal Polska, will move into the building at the turn of 2018 and 2019. The architecture of the building is extremely impressive, the glass elements will give the impression of ice glistening in the sunlight. The interior itself, with bottles hanging from the ceiling, will allude to the history of former breweries. Just in front of the building will be located a fountain park providing a place for relaxation. Space on the first floor will be used for retail and service establishments. The investment is proceeding as planned. The entire complex will consist of four office buildings, but also five residential buildings. The developers want Browary Warszawskie to become a pleasant place for people to relax.
Finnish investor YIT has bought a 100% stake in GF Ramba Sp. z o.o., which owned 1 hectare of land and the Parkur Tower office building. It thus took possession of them, and will manage the building itself together with local company WX Management Services Sp. z o.o.. The building itself is a ten-story office building offering 12,500 square meters of total space, of which about 8,000 square meters is office space. It will also house Arla Foods, Caverion Polska, Gobarto, Oceanic S.A., Sodexo Benefits and Rewards Services Polska and Tata Global Beverages Polska. On the 1-hectare site, the developer intends to erect the Parkur Residence housing development, with about 400 apartments.
Colian, an operator in the confectionery market, has moved into the Equator IV office building in Warsaw, located at 100 Jerozolimskie Avenue, specializing in the production and sale of beverages, confectionery and culinary products. The building offers 20,100 square meters of office space, of which 682 square meters is occupied by retail and service space. The project was designed by the APA Wojciechowski studio, thanks to which the office building received a BREEAM certificate at the Very Good level. This testifies to its low energy consumption and eco-friendly utility solutions. Colian has leased 900 square meters of space, which is located on the ninth floor. JLL, a consulting firm, is assisting in the commercialization process and the office building's occupancy rate is expected to exceed 50 percent soon.
The Ogrodowa Office building in Lodz is taking its first steps. Offering 24,000 square meters of office space, the building will house consulting firm PwC Polska, IT and marketing company MakoLab, and Bank City Handlowy. The first floor includes a 400-square-meter Meating Point restaurant, a slightly smaller outpost of PKO BP bank, and a restaurant along with a pastry shop. The office premises themselves are made to the highest technical standard. The Unibep construction group's investment will be complemented by a patio and numerous terraces. To take care of the users of electric cars, a charging station will also be built. The building is 40 percent commercialized, but this may soon change.
O3 Business Campus in Krakow has a new tenant. A global fund manager with offices abroad, HedgeServ, is counting on business success, so they decided to locate just on Opolska Street. A good location and the need to find a convenient place for the development of qualified staff prompted the company to make such a decision. Experts from the Tenant Representation Department at Knight Frank represented HedgeServ during the negotiations. The choice of this complex proves that the office building not only attracts Polish investments, but also foreign ones.
The offices of Krakow's High5ive have recently been partially leased by the growing direct selling company Amway, their new branch will operate in an office space of over 4,400 square meters. The office buildings will also house other companies such as ABB, PwC, Business Link, Ocado Technology and Symphony. All the buildings in the High5ive complex offer about 70,000 square meters of leasable space. Construction of the fourth building has recently begun. Skanska S.A. is the developer of the project, and NS Moon Studio is responsible for the architectural design. Commercialization of the office buildings, for which Skanska Property Poland is responsible, will begin soon.
